The history is I own a plot of land, in Killult, which I’m interested in selling. The Auctioneer dealing with this is MK. He has advised site is possibly worth €65,000 subject to planning permission. The previous Solicitors, Sheridan & Co, dealt with all transactions when the site was acquired, approx 2008. Planning permission was granted but obviously now expired. I have had a private note of interest in the land from someone who lives in the area but she is questioning 2 Burdens that exist on the site. Can you advise me how this impacts on the valuation. I was made aware of the burdens at the time. The lady in question, was offering €50000, but has intimated the burdens on the site might affect her decision to now purchase. The adjoining site is owned by a relative of mine but as far as I’m aware, the site is not big enough to build on. Can you advise me of the way forward, your costs and all tax implications and rules that I will face. Much obliged
