This lawyer provides private mortgage investments with Charlatans and has lost several clients hundreds of thousands of dollars and in some cases millions of dollars. He arranges private mortgages that are absent of real due diligence and loans to people that have already had multiple bankruptcies in the oil and gas industry. A one-star rating is too generous but is the lowest available. Moldaver not only collects legal fees to do these deals but collects the broker fees as well that usually amount to about 5X the legal fees which leaves him in a conflict situation as he is not protecting his clients (who consider him a lawyer) interests. Due diligence on these loans could be better performed by a first-year law student. If you are looking at a private mortgage note that these are not well regulated and carry an extremely high risk. My advice as someone who has worked his career in finance is to stay clear of this guy. There are lots of good investments out there. Working with this guy is not the way to do it.
