Len serves as a pivotal partner in our Commercial Real Estate Group, with a practice covering a vast array of real estate domains. These include transactions, development, secured lending, leasing, and cost-sharing arrangements. His extensive knowledge and experience allow him to anticipate the strategies of opposing parties, advising his clients on the most effective courses of action.
Len's proficiency in leading legal teams through comprehensive due diligence—including scrutinizing titles, analyzing leases, evaluating zoning and development potential, and assessing environmental and other property-related issues—instills confidence in his clients to make informed business decisions.
Representing leading developers and property owners across Canada, Len's clientele encompasses major regional shopping centre entities, as well as commercial, industrial, and residential property developers and owners. He also represents both lenders and borrowers in secured lending endeavors and engages in lease negotiations on behalf of landlords and tenants in both commercial and residential spaces.
He possesses specialized knowledge in addressing the complexities associated with shared property ownership. This includes crafting ownership frameworks, property severances, creating reciprocal operating agreements, establishing cross-easements, implementing restrictive covenants, and organizing cost-sharing agreements.
Len's collaboration with colleagues in the Commercial Real Estate Group has led to his adeptness in formulating cost-sharing agreements for residential subdivisions and commercial projects. These agreements distribute among developers the costs associated with municipal land contributions for community use (like parks) and the installation of essential services, such as sanitary and storm sewers, to the advantage of all involved parties.
His areas of specialization span commercial real estate broadly, including secured lending and mortgage remedies, condominium/subdivision development, and commercial leasing, highlighting his comprehensive expertise in the field.
Len's legal credentials are well-established, having joined the Ontario Bar in 1988 after earning his LLB from Osgoode Hall Law School in 1986, marking him as a seasoned expert in commercial real estate law.
